Phase 2 planning approval at £172m South Oxhey Central development

Updated: 14 November 2017

Three Rivers District Council has granted planning consent for Phase 2 of the £172m redevelopment in South Oxhey, Hertfordshire. As part of the phase two works, Countryside and Home Group will work with the council to deliver 174 new homes, 7,500 sq ft of retail space and a new market place.

Works are already underway with Phase 1 to deliver the first 140 homes and 21,000 sq ft of retail space. Phase 2 works will begin in April 2018.

The South Oxhey development will regenerate an 11-acre site, providing a total of 514 new homes, a market square, over 55,000 sq ft of retail space including a Lidl food store, improvements to the approach to Carpenders Park Rail station and new public spaces. The housing comprises a mix of private sale, shared ownership and social rent housing, ranging in size from apartments to family housing. Delivered over three phases, the whole project is expected to complete in 2022.

In October 2017, the first new residents moved into Hayling Place, a collection of eight three-bedroom houses, which make up the first new homes delivered as part of Phase 1. At South Oxhey Central a collection of one- and two-bedroom apartments and two- to four-bedroom houses is due to come to market soon. In the first release, a selection of one and two-bedroom apartments will be available to purchase off-plan, ready to move into in summer 2018.

Daniel King, Development Director at Countryside Partnerships South, said: “The regeneration of South Oxhey is providing improved spaces, services and employment opportunities within a thriving community. The first residents moving into homes at Hayling Place marked an important milestone for the South Oxhey initiative and we look forward to building on this momentum, starting on site with Phase 2 in spring next year.”

Sara Bedford, Leader of the Three Rivers District Council, said: “We are thrilled to see the South Oxhey regeneration scheme progressing and with approval now granted for the next phase, we look forward to seeing more new homes created for local residents, as well as shops and community facilities, which will hugely enhance the area.”

Mark Henderson, Home Group Chief Executive, said: “With the first phase well underway, gaining planning approval for Phase 2 is extremely exciting. Working with Countryside and Three Rivers District Council, we are delighted to be involved in a project that is delivering high-quality homes for the community in South Oxhey.”
