Land Charges

The Land & Property Information Team is responsible for maintaining the Register of Local Land Charges and completing officially submitted searches of the Register and supplementary enquiries. Supplementary enquiries are usually submitted with a search of the Register to obtain further information concerning a specific piece of land or property that may concern a potential purchaser.

As the Local Land Charges Register is a public register, "Personal" searches may be made by members of the public, or agents, on payment of a fee, enabling them to search the Register for themselves.

Supplementary enquiries include the planning history or the property, the status of the road and whether any major road or rail proposals are expected near to the property.

Official Local Authority Searches submitted electronically through the National Land Information Service (NLIS) may be cheaper, more cost effective and quicker than submitting them manually. For more information please contact: www.nlis.org.uk.

From 1st August 2007, if you are selling a residential property you are likely to need a Home Information Pack before you can legally market your property (this will start with properties having 4 or more bedrooms but it is expected that all other residential properties will quickly follow, possibly in stages). These packs will contain essential information any purchaser will need to know before buying the property.
